Stage 1 - Pre-Slab Inspection

Before the slab is poured, we will check the builders slab set out, location of plumbing to ensure it has been installed in the correct location, Part A termite protection, site drainage, steel/reinforcing and waffle pods (If applicable).

Stage 2 - Frame Inspection

Once the frame has been completed and the roof trusses installed, we will inspect the whole frame for defective, non-compliant and quality of workmanship issues to ensure it has been constructed in accordance with the relevant building codes, standards and tolerances.

Stage 3 - Pre-Plaster Inspection

Prior to plastering it is critical to ensure all walls are straight, plumb and square. In addition, the pre-plaster inspection allows us to re-inspect the entire frame to ensure all defects from the previous frame inspection have been addressed prior to the Builder proceeding with plastering.

Stage 4 - Waterproofing Inspection

Our waterproofing inspection will ensure all wet areas are thoroughly assessed to ensure the waterproofing system application has been constructed in accordance with the National Construction Code (NCC) and Australian Standards AS3740. The inspection will identify any damage caused to the membrane, visible pinholes, bubbling, peeling, lack of adhesion and ensuring the membrane is tied into the water stops in order to prevent water exiting the showers and wet areas.

Stage 5 - Pre-Final Inspection (PCI)

A Pre-Final Inspection is carried out to inspect the entire building as a finished product. All areas of the building externally and internally are inspected for defective, non-compliant and quality of workmanship issues. The areas and building elements inspected include the brickwork, light weight claddings, site drainage, roof exterior, gutters, downpipes, eaves, fascias, flashings and cappings, windows, glazing, walls, ceilings, fittings and fixtures, bench tops, cabinetry, fixings (Doors and woodwork), tiling, carpets, floorboards, toilets, basins, showers, shower screens and bases, insulation, light fittings, mirrors etc).

Stage 6 - Post Final (Follow Up)

Inspection Once we have completed the pre-final inspection, we will re-inspect your home to confirm that your Builder has rectified all building defects, non-compliant issues and quality of workmanship issues. This should be carried out prior to final payment being made and handover taking place. We include a thermal imaging scan of the entire building at the pre-final and post final inspection stage for the detection of water leaks and dampness issues as well as missing insulation in the internal wall and ceiling linings. Visit our website to learn more about thermal imaging.

Our price includes the site inspection and a comprehensive written report, which complies with Australian Standards, outlining all defective, non-compliant and quality of workmanship issues with the building requiring rectification. We understand that building a new home in Melbourne is a major investment. That’s why our new home building inspections at key stages are absolutely vital to protect your interests. Our unbiased building inspectors provide an objective examination to ensure no defects, non-compliant issues or poor workmanship gets missed. We conduct extremely thorough new home inspections, analysing every aspect from the slab prep to framing, waterproofing, and the completed home prior to handover. Our comprehensive reporting gives new Melbourne homebuyers the peace of mind that their house meets all relevant codes and standards.

For new home construction projects in Melbourne, we recommend inspections at around 5-6 critical stages. The first new home inspection is pre-slab, where our inspectors review the layout, plumbing positions, moisture barrier installation, and steel reinforcement setup before concrete is poured.

Another major new house inspection focuses on the framed structure and roof once completed, with our team meticulously checking for any defects or non-compliant framing issues. Prior to wall plastering, we inspect again to ensure the frame is completely straight, plumb and square. The waterproofing of all wet areas is also carefully examined against Australian Standards. Finally, we provide detailed pre-final and post-final inspections of the entire new home inside and out.

We only employ inspectors with specialised tertiary qualifications and training focused specifically on building surveying and inspections. With over 18 years operating across Melbourne, our team has an unparalleled combined experience identifying all types of new home building defects.

Our inspectors are dedicated solely to conducting thorough new house inspections and reporting. You can trust that our inspectors are experts with an in-depth understanding of all the relevant construction codes, standards and best practices for new builds in Melbourne.

For our pre-final new home inspection in Melbourne, we thoroughly examine every single component inside and out. Our inspectors comprehensively evaluate everything from external brickwork and cladding finishes down to the internals like cabinetry, wet areas, lighting, insulation and more to identify any remaining defective or non-compliant issues prior to handover.

We also utilize advanced thermal imaging technology as part of the pre-final and post-final inspections to detect any areas of potential moisture intrusion or missing insulation not visible to the naked eye. The post-final inspection ensures your builder has comprehensively rectified every single defect outlined in the initial pre-final report.

Our highly trained inspectors know exactly what to look for at every stage of new home construction. During the pre-slab inspection, we ensure the plumbing layout, moisture barriers, and reinforcement are all positioned and installed correctly per the approved plans. For the frame inspection, we examine the entire structure with a fine-toothed comb – checking that every single wall, floor, and roof component meets the building code requirements for stability, load-bearing capacity, and fixings.

No defect goes unnoticed, whether it’s substandard waterproofing, uneven brickwork and rendering, or any other non-compliant or poor quality workmanship issue. Our thermal imaging technology also allows us to detect any hidden moisture or missing insulation other inspectors could easily miss. You can rest assured our team will identify every issue before handover.

As one of Melbourne’s most experienced new home inspection companies, we maintain an in-depth working knowledge of all the relevant Australian building codes and standards that apply to residential construction projects. Our inspectors also stay up-to-date with any changes or amendments to these codes through ongoing training and professional development. We make sure that every new home inspection evaluates strict compliance with the latest regulations and best practices for building newly constructed homes in Melbourne and across Victoria.

Absolutely. While our specialty is comprehensive inspections for completely new residential construction projects, we’re also inspect renovation works, home extensions, or any other type of building work in Melbourne. Our inspection process follows the same rigorous procedures, examining every stage of the project to identify any defects, non-compliant issues or poor workmanship.

Whether it’s a full home renovation, a new room addition, or something like an outdoor entertaining area or pool house, our inspectors can provide peace of mind that the work is being completed correctly and in line with all relevant codes and standards. We treat all inspections, whether for new or existing homes, with the same level of diligence and attention to detail.

It’s generally advisable to book your new house inspection services as early as possible in the construction process. Our inspectors’ schedules can fill up quickly, especially during peak periods. By locking in your inspection dates well in advance, you can make sure that we are available for inspection without delays. Early booking prevents last-minute scrambles that could put your build timeline at risk.

The duration required for each new home inspection stage can vary significantly depending on the size and complexity of the project. However, here are some general timeframe estimates:

Pre-slab inspection – 30 mins to 1 hour
Frame/structural inspection – 2 to 4 hours
Pre-plaster inspection – 1 to 2 hours
Waterproofing inspection – 30 mins to 1 hour
Final inspection – 3 to 6+ hours

These are just rough approximations as inspectors need to diligently examine every aspect of the building. Larger, multi-story homes or complicated builds can take considerably longer, potentially requiring a full day for thorough final inspections. We consult with you and your builder in advance to schedule sufficient time in their calendar. Rushed inspections increase the risk of missing critical defects.
